ELECTRICAL SYSTEMS

Emergency Power
Each building has an emergency generator which serves only base building critical loads. Tenants must provide their own UPS for backup power if they require it.

2 watts per square foot

Voltage
The project is supplied with 347/600V and 120/208 volt, 3-phase 4-wire service to circuit breaker panel for base building loads. Tenant distribution systems are individually monitored. An incoming distribution system for 120 volt power is available through outlet boxes located in the ceiling space at the rate of one box complete with 3-15 amp circuit per 800 square feet of floor area.

Lighting System
Light Levels
65 to 75 foot candles average at desk level on an open floor basis

Light Fixtures
The lighting consists of one two-lamp recessed fluorescent light fixture per two 5'0" x 5' 0" modules.

Group Relamping Program
All base building fixtures in Tenant areas have been retrofitted with Phillips electronic ballasts and T-8 bulbs.
